The range includes pipe flashings for sealing around pipes, vents, ducts, chimneys, electrical cables, solar pipework and other services that pass through the roof or external walls.
Pipe flashings are available in a wide range of pipe sizes and each flashing has pipe diameters marked on the ribbed measurement lines – providing easy identification of the size ranges on site, and acting as a guide to ensure an even cut is made around the cone.
Pipe flashings for metal roofs
V-Seal pipe flashings for metal roofs include products suitable for pipe diameters between 10mm and 750mm to suit standard and retrofit applications, as well as for cable dimensions between 3mm and 50mm.
A square base ensures a watertight seal on profile material, where it can be difficult to cut a perfectly round clearance hole. A malleable grade aluminium support ring provides reinforcement and can be contoured to the roof sheet profile.
The flexible sleeve maintains its shape and prevents collection of water or dust, making it suitable for use on both flat or pitched roofs. The sleeve also allows for expansion, contraction, and building movement - whilst maintaining a weatherproof seal.
Pipe flashings are available in EPDM for cold pipes and silicone for high temperature pipes. These high quality materials are resistant to ozone and ultraviolet light – with a 20 year product replacement warranty available as standard against faulty manufacture or materials.
V-Seal pipe flashings for metal roofs are designed to be pulled down from the top of the pipe. In situations where this is not possible due to obstruction, it can be cut down the seam, wrapped around the penetration and crimped together using VSRFC retrofit clips.

Pipe flashings for slate and tile
Including products suitable for pipe diameters between 10mm and 450mm – with the option of aluminium or lead bases.
Pipe flashings for slate and tiled roofs feature a large rectangular lead or aluminium base, which thanks to its malleability, can be formed to match the profile of the roof. The large base ensures there is ample material for dressing over the tiles around the penetration. All the lead-based products are manufactured from Acrylead – a safe, baked acrylic primer coating for lead sheet. Acrylead is safe to handle and inhibits water from coming into contact with lead and its oxides, preventing lead run-off from staining the roof and entering ground water systems.
Flexible material and design means that each rubber cone is suitable for a wide range of pipe sizes and roof pitches without the need for fabrication. As with the pipe flashings for metal roofs, these pipe flashings also accommodate expansion, contraction, and building movement – all whilst maintaining a weatherproof seal.

Here are some questions about pipe flashings that our team is often asked.
We have a selector guide on our datasheets which shows the best products for the applications. As a rule of thumb, it’s always best to pick the pipe flashing with a size range where the minimum is as close to your pipe size as possible - e.g., for a 150mm pipe the first choice would be AD series 150-250.
For most installations, the pipe flashing can be pulled down from the top of the pipe but in some situations, this is not possible because of obstructions such as cowls, collars, brackets etc.
In these circumstances, the unique design of the AD Series pipe flashings means they can simply be cut down the seam, wrapped around the penetration and then crimped together using the VSRFC retrofit clips and fixed to the roof material in the usual manner. The qty of retrofit clips required is shown against each product on the webpage and datasheets.
Please note retrofit clips are not required for standard installation.
